Apartment maintenance

Whenever a tenant moves out, a representative of M2-Kodit will inspect the apartment and request the necessary repair work to be performed. If you notice that there are any shortcomings in the condition of the apartment, please let the maintenance company know. The customer service of M2-Kodit will help you, if necessary.

You need to maintain the condition of the apartment and the related areas, equipment and fixtures with due care according to the provided maintenance and operating instructions. As a resident, you are liable for any faults or shortcomings caused by your negligence or intentionality.

In the case of damage, you may request compensation based on your personal home insurance or, for example, in the case of lost keys or opening a locked door, on the basis of the terms of the AsumisPLUS insurance provided to M2-Kodit residents.

Division of responsibilities

The most common maintenance tasks the resident is responsible for are listed below. In these circumstances, the resident is typically liable for any costs incurred. If you are not responsible for a task, report the fault to the maintenance company. The contact information of the maintenance company are available in the stairwell and on the M2-Kodit website.

1. Keys and locks

  • Keys and keycards

    Resident

    If you lose your keys or you need additional keys, place a request with the maintenance company or the designated locksmith.

    You are responsible for all the keys handed over to you. If you fail to return all keys when you move out, a new lock will have to be installed. The resident is liable for the missing keys and the installation work.

    According to the terms of the AsumisPLUS insurance, you may apply for compensation if you lose a key, for example.

    M2 will cover the costs of a new key if the key is damaged or you have not been given all the keys of the apartment (3 or 5, depending on the size of the apartment)
    when moving in.

  • Opening a locked door

    Resident

    If you have misplaced your key or left it behind locked doors, the maintenance company or a locksmith will open the door for you. This service is only available to people who are recorded as residents of the apartment. The price list of the maintenance company or locksmith is applied in such cases.

    According to the terms of the AsumisPLUS insurance, you may apply for compensation.

  • Safety lock, chain and burglary prevention

    Resident

    You can acquire a safety lock, chain or other means of burglary prevention only with the property manager’s consent. If a safety lock cannot be set in the same system as the other locks of the property, you may be refused to install the safety lock. Give the maintenance company one copy of a key to the safety lock.

    When you move out, you must leave the safety lock, chain and other means of burglary prevention in place and hand over the keys to the safety lock along with the other keys.

2. Doors and windows

    The maintenance company will put up the names specified in the moving in notification on the apartment door.

  • Peephole, window blinds

    Resident

    Contact the property manager to verify that you have the permission to install window blinds. Even if you cover the costs of installing a peephole or window blinds, they must be left in place when you move out.

3. Home appliances

  • Washing machine

    We recommend that you use the property’s laundry room whenever possible.

    If the apartment is not equipped with the possibility to connect a washing machine to the water supply network, the maintenance company can assess whether such a connection can be installed. M2 will cover the reasonable costs of this installation work.

  • Dishwasher

    Dishwashers can only be installed by a professional in order to comply with the terms of the insurance. If the apartment is not equipped with the possibility to connect a dishwasher to the water supply network, the maintenance company can assess whether such a connection can be installed.

    Inspect the cleanliness of the dishwasher and ensure that the connections do not leak regularly (both own dishwashers and dishwashers of the apartment).

    When you disconnect the dishwasher from the water supply network, plug the outlets.

    If you detect any faults in the dishwasher of the apartment, please let the maintenance company know.

  • Refrigerator and freezer

    Maintenance company

    The resident is responsible for cleaning and defrosting refrigeration appliances and changing their light bulbs. Clean and defrost the refrigeration appliances regularly.

    The maintenance company is responsible for repairing any faults and replacing the appliances with new ones.

  • Stove, oven and exhaust hood

    Maintenance company

    The resident is responsible for cleaning the grease filter of the exhaust hood and changing the light bulb in the hood. Clean the filter at least twice a year.

    The maintenance company is responsible for repairing any faults and replacing the appliances with new ones.

4. Internet connection

    Check the website or the notice board of your property to see the internet service provider of your building. In order to access these services, you must sign an agreement with the service provider. The resident is responsible for acquiring the required cables and other similar equipment.

    M2 is responsible for the entire distribution network of the property, excluding areas of the network beyond the port of the device acquired by the tenant. As specified in any agreements between the resident and the service provider, the parties are responsible for any faults in set-top boxes or modems.

5. Fire alarm

    The resident is responsible for ensuring that the apartment is equipped with a functioning fire alarm. Verify the functionality of the fire alarm regularly.

    The resident is responsible for acquiring, maintaining and replacing battery-powered fire alarms.

    Please let the maintenance company know of any faults in mains-powered fire alarms.

6. Lighting

  • Lamps, fluorescent tubes, lamp covers, fuses

    Resident

    The resident is responsible for replacing light bulbs, fluorescent tubes, lamp covers and fuses with new ones. Use LED lamps whenever possible.

7. Heating

    The maintenance company is responsible for checking and adjusting the temperature of the apartment, performing any necessary repair work and removing air from the radiators.

8. Ventilation

    Resident

    The resident is responsible for cleaning the air intake and exhaust ventilation valves at least twice a year. The resident is also responsible for changing the adjustments of the air intake valve according to winter/summer conditions and replacing the filter of the valve with a new one.

9. Water and sewage equipment

    The resident is responsible for cleaning the wash basins, shower drains and drain traps and preventing the generation of clogs. The maintenance company will help you whenever necessary.

    Please report any faults, water damage or leaking taps or toilets to the maintenance company without undue delay.

    The resident is liable for any clogs or damages caused by items that do not belong in the sewage system.

10. Balconies and terraces

    The resident is responsible for maintaining cleanliness in their balcony and removing snow from the balcony

  • Terrace or yard of the apartment

    Resident

    The resident is responsible for maintaining cleanliness in their yard, including the lawn, plants and hedges, as well as removing snow from the yard.

11. Independent renovations

  • Independent renovation, additional appliances or structures

    Resident

    Subject to a separate agreement with the M2 customer service or the property manager.

    Request more information about the paint campaign from the M2-Kodit customer service or the property manager. The paint campaign includes wall paints and supplies.

    It is not permitted to place wallpapers on the walls. It is not allowed to drill holes in the walls of the bathroom or other wet areas.

    Ask for the property manager’s permission before performing any renovation work or installing any fixtures to the structures of the building. The cupboards and cabinets of the apartment and other corresponding fixed furniture may not be disassembled or moved without the property manager’s permission.

12. Apartment sauna

    The resident is responsible for cleaning the apartment sauna and its drains.

    Ensure that no clothes or other flammable or easily melting items are left to dry near or on top of the sauna heater.

    The maintenance company is responsible for repairing any faults in the sauna heater and replacing the stones of the heater with new ones.

13. Pests

    The control and eradication of local pests that are not harmful to health or the structures of the building is, in most cases, the responsibility of the resident.

    The maintenance company is responsible for the control and eradication of pests that have spread outside the apartment (for example, to other apartments) that are harmful to health or the structures of the building. For example, bed bugs and cockroaches require pest control performed by professional service providers.
