There is no defined minimum stay for the apartments. The lease is valid until further notice, and the notice period is one calendar month.

In most cases, no security deposit is required. If you have lost your credit record, you can still apply for an apartment. In such cases, depending on the situation, a security deposit equal to 1–3 months’ rent may be requested.

Applications are reviewed daily. Tenant selection is not based on the order of applications but on the urgency of the housing need as well as income and asset limits. This means that another applicant may receive an offer before you, even if you applied earlier. Your application is valid for 3 months and is automatically considered for all apartments that match your criteria during that time.

We generally do not arrange public viewings. You can view the apartment after receiving a housing offer, at which point you can still decide whether to accept it. You can only receive an offer if you have a valid housing application.

Apartments listed on the website remain visible until the lease agreement is signed. However, an apartment may already be offered to another applicant, and we must wait for their response by the given deadline before offering it to someone else. Housing offers are sent to applicants daily.

Applying for an M2-Kodit apartment is easy
M2-Kodit offers over 11,500 rental apartments across Finland. These are regular rental homes, meant for everyone, and applying is simple. However, because the apartments are built with state support, there are certain criteria we must consider in tenant selection.

Our aim is to increase the number of affordable rental homes in growth centres where these are in short supply. Hundreds of new apartments are built every year across Finland. Check out our new buildings under construction!
