Who can apply for an apartment from M2-Kodit

M2-Kodit rental apartments are normal rental apartments and homes for everyone. However, as they are funded by the Housing Finance and Development Centre of Finland (ARA), we must take into consideration a few rules in our tenant selection process.

State-subsidized rental apartments

M2-Kodit rental apartments are state-subsidized and have private wealth limitations. State-subsidized housing promotes the building of affordable rental apartments and the rents of state-subsidized rental apartment are regulated.

Grounds for residential selection

We comply with state-subsidized housing guidelines for residential selection, which means that we aim to offer apartments to those who need them the most. We prioritise the homeless and other applicants in a more urgent need, applicants with limited means and low income spend.

Income and assets

When applying for state-subsidized housing, your assets must be within the limits imposed by the state. Check the table of assets and income threshold to see if you can apply for an apartment from M2-Kodit. By assets, we mean, for instance, shares in a housing company, properties, funds and securities.

The easiest way to check your assets is to check your tax return. We will check your tax records if we offer you an apartment.

Other important matters

Payment default entry

If you have a payment default entry, it may be difficult for you to find a rental apartment in the open market. A payment default entry does not prevent you from getting a home from M2-Kodit. A bad credit record can, however, have an impact on the security deposit and agreement.

Minority

It is possible for a minor to move into an M2-Kodit rental apartment. In this case, the guardian/parent of the minor guarantees the child’s rent and living until the child turns 18 years old.We will process applications on case-by-case basis. Dogs, cats and rodents are beloved family members and residents just as much as humans. Pets are very welcome in M2-Kodit rental apartments.
